How Seniors Can Avoid Rental Scams in Calgary

Finding a safe and comfortable rental home in Calgary is a priority for many seniors. Unfortunately, rental scams are becoming more common, often targeting those who may be less familiar with online listings or fast-moving rental markets. Protecting yourself—or your loved ones—starts with knowing the warning signs and taking a few smart precautions.’

I was an unwilling target of a rental scam. When I purchased my home, someone had taken MLS photos and posted them on Facebook, advertising a room for rent in my home. And this happened twice! I only found out as someone showed up at my home to look at the room for rent. That experience, and getting more calls from seniors about rentals, prompted me to offer rentals for seniors on my website, and to write this blog post!

Why Seniors Are Targeted

Scammers often view seniors as more trusting, less tech-savvy, and more financially stable. This combination makes them a common target for fraudulent rental ads. Many scams are found online, especially on free classified websites and social media platforms.

Common Types of Rental Scams in Calgary

  1. Fake Listings: Scammers copy real photos from legitimate listings or the MLS and repost them with altered details and lower rent.

  2. Phantom Rentals: Ads for properties that don’t actually exist or aren’t for rent.

  3. Pressure Tactics: Scammers insist on an immediate deposit to “hold the unit,” often without showing the property.

  4. Too Good to Be True Deals: Extremely low rent for Calgary’s market can be a red flag. I saw this with a house in Lake Bonavista that was also for sale. The scammer had taken photos from the MLS, created a rental listing, and posted the ad on Facebook. The seller tracked down the scammer to Houston, Texas.

Red Flags to Watch For

  • The landlord refuses to meet in person or show the property.

  • Requests for cash, wire transfers, or gift cards for deposits.

  • Vague lease agreements with no written documentation.

  • Ads with mismatched details.

  • High-pressure tactics — “You need to pay today or it will be gone.”

Steps Seniors Can Take to Stay Safe

  1. Work with Reputable Sources: Stick to licensed rental agencies, senior housing directories, or trusted real estate professionals in Calgary. Although many REALTORS® don’t work with rentals, we can help connect you to an expert or verify information.

  2. See the Property in Person: Always tour the rental before signing or paying anything.

  3. Verify Ownership: Use Calgary property tax records or ask for proof that the landlord actually owns or manages the property. One way to do this is to pull title on the Alberta Government’s website.

  4. Get Everything in Writing: Lease agreements should be clear, detailed, and signed by both parties.

  5. Avoid Upfront Cash Payments: Pay deposits by cheque or e-transfer to verifiable accounts, never by cash or wire transfer.

  6. Bring Support: If unsure, bring a family member, friend, or advisor when meeting landlords or reviewing documents.

What to Do If You Suspect a Scam

  • Report suspicious ads to Calgary Police Service (non-emergency line: 403-266-1234).

  • Contact the Canadian Anti-Fraud Centre at 1-888-495-8501.

  • Alert the platform (Kijiji, Facebook Marketplace, etc.) to remove the fraudulent ad.
