1. Purpose of the Website

This website (the “Platform”) is an online advertising and information service designed to allow private condominium owners to post rental listings and to allow prospective renters to view those listings.

The Platform does not provide real estate, property management, or rental brokerage services and does not act on behalf of any owner or renter.

2. No Agency or Representation

The Platform is not a real estate brokerage, property manager, landlord, or agent.

The Platform does not:

• Represent property owners or renters

• Negotiate rental terms

• Arrange showings

• Screen tenants

• Prepare, review, or enforce leases

• Collect rent, deposits, or other payments

All rental transactions are conducted directly and exclusively between property owners and renters.

3. User Responsibilities

By using the Platform, users acknowledge and agree that:

• They are solely responsible for verifying the accuracy of any listing

• They will independently confirm compliance with:

  • Alberta’s Residential Tenancies Act

  • Condominium bylaws and age restrictions

• They will conduct their own due diligence prior to entering into any rental agreement

The Platform does not verify listings for legal compliance.

4. Owner Listings

Property owners who post listings represent and warrant that:

• They are the registered owner of the unit or have lawful authority to rent it

• The condominium corporation permits rentals

• The listing complies with any age-restricted housing requirements (including 55+ restrictions, where applicable)

• All information provided is accurate and not misleading

Listings may be removed at the Platform’s discretion if they are inaccurate, misleading, or inconsistent with the Platform’s purpose.

5. Fees

Any fees charged by the Platform are advertising or membership fees only and are not contingent upon:

• The successful rental of a unit

• The execution of a lease

• The amount of rent charged

Payment of a fee does not create an agency or representation relationship.

6. No Professional Advice

Information provided on the Platform is for general informational purposes only and does not constitute legal, financial, or real estate advice. Users are encouraged to seek independent professional advice before entering into any rental arrangement.

7. Limitation of Liability

To the fullest extent permitted by law, the Platform disclaims all liability for:

• Any loss, damage, or dispute arising from listings

• Any rental agreement entered into between users

• Any misrepresentation by users of the Platform

Use of the Platform is at the user’s own risk.

8. Termination and Removal

The Platform reserves the right to:

• Remove listings

• Suspend or terminate user access
  without notice where necessary to protect the integrity, safety, or purpose of the Platform.
